What we’re actually asking

We ship you units. Your electrician fits them during cabin setup and carries out the electrical installation and testing. We attend site to commission, setting each unit up on the platform and checking the installation and circuit labelling are right.

Lead time is 10 working days from receipt of purchase order.

Then the cabin leaves your yard as a Gaia Enabled cabin, and arrives on site already fitted. Nothing for the contractor to arrange, and no retrofit visit to schedule around a live compound.

What you are not taking on

  • No warranty exposure on our kit. The unit is ours and the support is ours.
  • No callouts. If a contractor has a question about the system, they call us, not you.
  • No engineer time after fitting. Commissioning is ours.
  • No accommodation competition. We don’t hire cabins and never will. Your commercial relationship with the contractor is untouched.

You do the electrical install and test, to BS 7671, with a New Installation Certificate. That is the whole scope.

Why this is worth your time

Tender differentiation in a commodity market

Welfare hire competes on price and availability, because on paper one cabin looks much like another. Energy management written into your standard spec is a genuine difference on a tender return, and it is increasingly what contractors are being asked for.

Revenue on assets you already own

The cabin is already built, already on hire, already earning. This adds a capability to it without capital outlay on your side and without changing what you hire out.

Being asked for it, rather than asked about it

The direction of travel is one way. The question from contractors is shifting from “can you do this?” to “why can’t you?”, and the last supplier without an answer is in the worst position, not the safest.

Why this becomes a standard rather than a per-supplier choice

A contractor’s estate is rarely from one supplier. At install we normalise every circuit to a standard set of load types: whatever your board calls it, an “Immersion” and a “Water Htr” both land in the data as Water boiler.

So a mixed-supplier estate reports as one thing, and a contractor can roll figures up across a whole programme instead of site by site. That is what turns factory-fit from something each supplier decides individually into something an organisation adopts as a standard, and it means your cabins sit inside that standard rather than outside it. The part that helps you directly: you can finally see the kit

A supplier can’t fix a faulty heater they can’t see. Now they can.

Once every circuit in a cabin is measured, hardware problems stop being invisible. Heaters and water heaters drawing far more than they should. Mis-labelled circuits. Missing door closers. Appliances that have quietly failed into a high-consumption state and will keep running that way until somebody notices.

None of that appears on an electricity bill and none of it survives a visual inspection. Today it usually surfaces as a complaint from a site team, months in, with no evidence attached.

This is joint quality assurance, and we mean that as a working arrangement rather than a slogan. The data goes to the contractor who hired the cabin and to you. It turns a dispute about whose fault something is into a maintenance request with a circuit reference on it, which is faster for the site team and cheaper for you than a callout to something you can’t reproduce.

We do not publish fault stories about named suppliers, and we don’t use one customer’s data to make a point to another. The reporting exists to fix kit, not to build a case.

What a Gaia Enabled cabin needs

The specification is the same whoever the supplier is, and most of it is things a well-built cabin has anyway:

  • Local on/off switches and thermostats removed, covered or locked out
  • Heaters, AC, dehumidifiers and water heaters correctly installed and in good working order
  • Door closers fitted, and doors and windows that close properly
  • Lighting and socket circuits grouped and labelled to our specification
  • Circuits and control wiring suitable for central control

The electrical scope, precisely

One wall-mounted unit per cabin or bay, similar in size to a domestic consumer unit, fitted alongside the distribution board. Its own supply from a dedicated 6A MCB, 230V single-phase.

Four 25A double-pole contactors intercept the circuits worth switching: the cable is disconnected from its MCB, extended into the unit, and a new cable from the contactor terminates back in the MCB.

Only line conductors are intercepted. Neutrals and earths stay in the board, unchanged.
